How to Close Your Parking Lot for Asphalt Paving

Does your parking lot need asphalt paving or sealcoating? If the answer is yes, our Southeastern MI asphalt contractors recommend that you find alternative parking for people who work or live in your commercial building while your parking lot is closed.

Closing your parking lot is an inconvenience, which is why our team at Allied Construction do everything we can to streamline asphalt repairs and maintenance. 

Here are a few things you can do to help the process go as smoothly as possible.

1. Prepare Your Parking Lot

Did you know your repaving or sealcoating project can be derailed by something as small as a sprinkler?

Parking lot paving and sealcoating can’t begin until the pavement is completely dry. This means you’ll need to shut off your automatic sprinkler system so it doesn’t go off in the middle of installing an asphalt patch. Sprinkler systems should remain off until the parking lot can be reopened for vehicles.

There are even simpler steps you can take to prepare your property for asphalt paving or sealcoating, but you’d be surprised how easy they are to forget. For example, if your commercial property is behind locked gates, you’ll need to make sure someone is on the premises to let in our asphalt contractors. By preparing and planning, you’ll ensure your asphalt project isn’t derailed by avoidable problems.

2. Notify Employees or Tenants

Let your employees or tenants know how long the parking lot will be closed and whether they should use a specific entrance or park in a specific location.

You can reopen freshly sealcoated areas to pedestrians within just a few hours of finishing the project. However, you’ll have to wait 12 to 24 hours before reopening to vehicle traffic. On the other hand, newly paved areas will need to stay closed to both pedestrian and vehicle traffic for a minimum of 24 hours.

Be sure to communicate exactly what your employees or tenants should expect during repaving or sealcoating. For example, since asphalt paving requires a team of workers and heavy machinery, you may want to warn your employees or tenants to expect more noise outside than usual. The last thing you want is to receive noise complaints for your tenants during parking lot repair or replacement.

3. Close One Section at a Time

Do you have a large parking lot with multiple entrances and exits? If so, our asphalt paving contractors may be able to divide your parking lot into sections. This means that your tenants, employees, or customers could continue parking in different areas of your lot while one section is temporarily closed for paving.

Once a section of your parking lot is ready for traffic, it can be reopened. Closing your parking lot one section at a time can be a great strategy to limit inconvenience to you and your customers.

4. Schedule Paving Outside of Business Hours

Many asphalt companies are willing to pave when there is less traffic, even if that means working outside of normal business hours. For example, if your business is open from 9am to 5pm, you could ask our paving contractor to start working at 5:30 p.m. 

However, keep in mind that other factors may determine your asphalt resurfacing, paving, or sealcoating schedule. When your parking lot will be closed depends on:

  • The contractor’s schedule
  • The type of work you need done
  • Weather conditions
  • Your preferences
